Since the property situated at 3/GH/01,Sector-3,Vidhyadhar Nagar Scheme,Jaipur,on which the promoter is planning to develop & construct the project "Jaypore",was auctioned in favour of the promoter by JDA &as per Pt. 11 of Auction Terms&Conditions of said property,the promoter was not required to get the maps approved before starting the construction on the said property & was required to submit an Affidavit in this regard to the concerned authorities.The Promoter had duly complied with the conditions mentioned in the Pt 11 of Auction Terms&Conditions of said property & related documents were duly uploaded at the RERA portal while applying for the RERA registration of the said Project.Though,the promoter was not required to get the maps approved as per pt 11 of Auction Terms & Conditions but still the promoter had applied for the maps approval to the concerned authorities & got the approval & released maps via BPC Letter No. ज.वि.र्पा/स.स/बी.पी.सी(बी.पी.)/2017/डी-2021 dtd 15.09.2017,copy of which has been duly updated & uploaded under head "Project Approval Document" of "Documents Tab". Based on Pt. No. 5 of Circular No. क्रमांक प.18(25) नविवि/सामान्य/2014 dated 27.06.2017 issued by Urban Development & Housing Department(Copy attached under “Project Approval Document" of "Documents Tab") regarding Fire NOC, at the construction stage, instead of submitting Fire NOC, the promoter is only required to submit an Affidavit in this regard(Copy attached under Project Approval Document" of "Documents Tab"). However, the promoter has applied for Fire NOC, the application of which is also attached under “Documents” tab.With regard to EC,as per notification dtd 14.09.2006 & 09.12.2016 respectively issued by Ministry of Environment, Forest and Climate Change,the projects having built up area of less than 20,000 sq. mtrs are not required to obtain EC & since the B.U.A of our project is less than 20,000 sq. mtrs.,therefore,the requirement for EC is not applicable on said property. |
