THE PROJECT IS COMPLETED BEFORE THE TIME, BUT UIT KOTA WILL RELEASE 12.5% MORTGAGED PLOTS AFTER SUBMITTING CHARTERED ENGINEER CERTIFICATE, SO WE HAVE SUBMITTED AND APPLIED FOR UIT MORTGAGED LETTER.
Declaration cum Undertaking for Extension of Registration
I/ we do hereby solemnly declare and undertake:
That the project shall be completed by the extended project finish date, i.e.,3/15/2025 and that the desired extension (if granted) of registration of the project shall not affect/ damage the rights and interests of the allottee(s) under the agreement for sale nor will it exonerate the promoter from his obligations to the allottee(s) under the Real Estate (Regulations and Development) Act, 2016 and rules & regulations made thereunder. If, however due to this extension, any damages or losses are suffered by any allottee(s), any rights and interests of any of the allottee(s) are affected or any dispute arises, promoter of the project shall be solely responsible and liable to compensate the same and to resolve the dispute and shall also be liable for all legal and financial consequence of delay in handing over the possession vis-à-vis what is previously agreed with the allottee(s).

5 Promoter Our project is plotted developer scheme ,In Shiv Vihar project, the land owner and the developer has executed the developer agreement in the past , the land price is Rs.1 crore. As per the agreement between the developer and the land owner, the developer will make payment to the land owner when the plot is sold. Still we have not booked any plot .As per local authority developer will have to develop the land work which is completed by developer. The Application no RERA-PRD-2024-1552 is not applied under any Partial CC category rather this application is applied under Completion Certificate category which is Presently Objected. In this Application of Extension applicant has wrongly selected the “Has any partial CC/OC been obtained for the project” as “yes” and applied this Extension application on balance remaining area as on 4874.30 sqmt Therefore Promoter may be informed either to apply the extension on Complete Project area OR may apply Partial CC application as per norms/orders and Re-submit this application after decision on “if any” applied in future Partial CC application because Presently applied application is not Partial CC it is applied under CC category and it is already Objected.
