I/ we do hereby solemnly declare and undertake:
That the project shall be completed by the extended project finish date, i.e.,12/31/2023 and that the desired extension (if granted) of registration of the project shall not affect/ damage the rights and interests of the allottee(s) under the agreement for sale nor will it exonerate the promoter from his obligations to the allottee(s) under the Real Estate (Regulations and Development) Act, 2016 and rules & regulations made thereunder. If, however due to this extension, any damages or losses are suffered by any allottee(s), any rights and interests of any of the allottee(s) are affected or any dispute arises, promoter of the project shall be solely responsible and liable to compensate the same and to resolve the dispute and shall also be liable for all legal and financial consequence of delay in handing over the possession vis-à-vis what is previously agreed with the allottee(s).

27 Rishabh Sharma (10665) Promoter has submitted the said application for the extension in accordance with the Authority’s order dated 22.05.2020 i.e., giving the Exceptional and compelling circumstances and reasons along with the contact details (E-mail ID) of 70 allottees. Whereas, a show cause notice was issued and the hearing was scheduled for 16.01.2023 in which the promoter representative Mr. Abraham requested 30 days’ time to comply with the objections in the show cause notice and then after Mr. Rajesh Someshwar was present on 09.03.2023 and update the application in the Authority and also deposited the remaining extension fee with the penalty. However, apart from project fencing, no other work has been done on-site as per the Architect Certificate and the promoter applied for the extension of registration upto 31.12.2023 (practically 9 months from today). Therefore, application is submitted for kind perusal and decision to schedule the date of hearing so that the notices may be issued to the promoter and the allottees (as per contact details submitted by the promoter) regarding extension of registration beyond 1 year i.e. 31.12.2023 (44 Months). 3/22/2023 PENDING WITH JOINT REGISTRAR

32 Rishabh Sharma (10665) In reference to the attached note sheet application is submitted for kind perusal and approval of the extension w.r.t. the special conditions in Form F as follows: (i) The promoter shall prepare and provide by 30.04.2023, a detailed construction and development plan to achieve completion of all the remaining development works by 31.12.2023, which will then be monitored, on quarterly basis, by the Authority or a consultant appointed by it; (ii) The promoter shall complete the project in all respects, including common areas, facilities and amenities, obtain completion certificate from the competent authority, and offer possession to the allottees, as soon as possible, within the extended period of registration, i.e., latest by 31.12.2023; (iii) The promoter shall submit online all the pending Quarterly Progress Reports (QPRs) and Annual Progress Reports (APRs) latest by 30.04.2023; and shall submit regularly the QPRs and APRs as fall due during the extended period of registration; (iv) This extension of registration is granted without any prejudice to the rights of the allottees under their respective agreements for sale or the RERA Act, including their right to demand interest/compensation for the period of delay in delivering possession of the allotted flat; and (v) The Authority may take any action against the promoter, under the RERA Act and the rules and regulations made thereunder, and may also revoke registration of the project, at any time during the extended period of registration, if any of the conditions of this extension is not complied with or if completion of the remaining development works is not found to be progressing as per the detailed construction and development plan promoter is required to submit by 30.04.2023. 4/11/2023 PENDING WITH JOINT REGISTRAR
